Commitment to Insure/Full ALTA Title Insurance A Title Commitment is a promise
to issue an insurance policy on a piece of property. A Title Commitment is equivalent
to a binder for other types of insurance, which commits, or binds, the insurance
company to issue the policy as set forth in the commitment. Epic Real Estate Solutions, Inc. provides
title insurance services in all fifty states.
Non-Insured Informational Reports Epic Real Estate Solutions, Inc. provides
a wide array of informational reports that focus on the direct needs of the mortgage
lending industry and secondary markets. Following is a list and brief description
of the non-insured informational reports offered.
Deed Only Search
Informational report that includes the current vesting of record, all current deed
information (including grantor, execution date, recording date and recording reference)
and full legal description of subject property.
Limited Property Report
Informational report that includes the current vesting of record, all current deed
information (including grantor, execution date, recording date and recording reference),
open mortgages of record with last assignment, taxes as reported at the county level,
and full legal description of subject property. Search is limited to the current
owner of record.
Mortgage Search
Informational report that includes the information for a specified mortgage including
mortgagor, mortgagee, beneficiary, trustee, execution date, recording date, recording
reference, mortgage amount, and all assignments of record.
Property Report/Current Owner Report
Informational report that includes the current vesting of record, all current deed
information (including grantor, execution date, recording date and recording reference),
open mortgages of record with last assignment, judgments and other involuntary liens,
taxes as reported at the county level, and full legal description of subject property.
Search is limited to the current owner of record.
Two Owner Property Report
Informational report that includes the current vesting of record, all current deed
information (including grantor, execution date, recording date and recording reference),
open mortgages of record with last assignment, judgments and other involuntary liens,
taxes as reported at the county level, full legal description of subject property,
and ownership information for prior owner. Search is limited to the current owner
of record and the previous owner of record.
Five Year Search
Informational report that includes the current vesting of record, all current deed
information (including grantor, execution date, recording date and recording reference),
open mortgages of record with last assignment, judgments and other involuntary liens,
taxes as reported at the county level, full legal description of subject property,
and five year chain of title. Search is limited to the owners of record with the
past five years.
Ten Year Search
Informational report that includes the current vesting of record, all current deed
information (including grantor, execution date, recording date and recording reference),
open mortgages of record with last assignment, judgments and other involuntary liens,
taxes as reported at the county level, full legal description of subject property,
and five year chain of title. Search is limited to the owners of record with the
past ten years.
Full Search
Informational report that includes the current vesting of record, all current deed
information (including grantor, execution date, recording date and recording reference),
open mortgages of record with last assignment, judgments and other involuntary liens,
taxes as reported at the county level, full legal description of subject property,
and appropriate chain of title. Search is limited to the owners of record within
the time frame as required by the state to constitute a full search.
Title Clearance/Curative Services
Epic Real Estate Solutions, Inc., upon completion of the preliminary abstract of
title, offers full title clearance or title curative services. Clearance or curative
services include ordering mortgage or judgment payoff demands, tracking releases
for previously paid mortgages, completing research for judgment and involuntary
liens, obtaining and verifying real estate tax information at a county or local
level, preparing or coordinating the preparation of new conveyance deed, and requesting
and tracking subordination agreements.
Closing Services
Epic Real Estate Solutions, Inc. provides full service closings that are both lender
and consumer friendly. Closing services can be provided separately or as part of
a bundled package. Following is a list and brief description of the closing services
offered.
Scheduling Services
After the loan is approved and title is clear, Epic Real Estate Solutions, Inc. will
schedule the signing through our extensive network of real estate notaries, title
agencies or real estate attorneys. Our scheduling team will also place a courtesy
call to both the borrower and closing vendor to confirm that all necessary documents
are ready and the borrower is prepared to sign the appropriate loan documents.
HUD Preparation
Our HUD preparation team will prepare the HUD settlement statement in accordance
with the lender's closing instructions and the requirements of the title insurance
commitment, if applicable. Epic Real Estate Solutions, Inc. will provide the preliminary
HUD settlement statement to the lender and/or investor for approval prior to the
physical signing, if necessary.
Loan Package Delivery
Epic Real Estate Solutions, Inc. will accept the lender's loan documents in variety
of formats, download the loan document package and review the loan document package
for vesting and legal description compliance. Once complete our document quality
professionals will forward the document package to the closing vendor for physical
signing.
Post Close Review
Our post close review department will perform our standard quality review checklist
upon receipt of the executed loan package from the closing vendor.Epic Real Estate
Solutions, Inc. can customize the post close review checklist to include special
requirements added by the lender and/or investor.
Mortgage Recording
Epic Real Estate Solutions, Inc. will perform a quality review of the mortgage to
ensure the document complies with the county recording rules and regulations. Our
mortgage recording team will forward the mortgage for recording and track the mortgage
until recording information has been obtained and delivered to the lender.
Disbursement
Epic Real Estate Solutions, Inc. provides a quality disbursement process that includes
tracking of incoming funds and accurate and timely disbursements that are in accordance
with the HUD settlement statement and local and state guidelines.
